Village of Quincy, Michigan
Village of Quincy, Michigan: Downtown Redevelopment Plan, Development RFQ, + Communications Plan
In 2019, Place + Main Advisors was retained by the Village of Quincy, MI to create a Downtown Redevelopment Plan, a Request for Qualifications (RFQ) for a development site in downtown, as well as a Communications Plan.
The Downtown Redevelopment Plan, created by Place + Main Advisors, created a participatory process which included a public Strengths, Weaknesses, Opportunities, and Threats (SWOT) analysis, as well as a “walking visioning session,” where residents were engaged in an exercise where vacant and underused buildings were re-envisioned into productive storefront. These suggestions by residents were paired with market data to provide recommendations on potential business recruitment efforts. Other recommendations included small business development efforts, creation of an arts trail, and connection of the community’s walking path to surround communities.
The property development RFQ used market data and previous renderings of the site’s potential to create a custom document the Village can use to attract a developer to build several mixed-use buildings in the downtown core.
Lastly, the Communications Plan helped define target audiences for the community, created a targeted media list for information distribution, and created a social media content calendar.
City of Eaton Rapids, Michigan: Downtown Master Plan
In 2019, Place + Main Advisors was contracted to create a Downtown Master Plan for the City of Eaton Rapids, MI. Place + Main Advisors led a participatory process engaging the public in ideas for improving the downtown.
The Downtown Master Plan included a market analysis, an evaluation of the downtown’s infrastructure, district buildings’ facades, traffic flow, and parking. As a new Michigan Main Street Select Level community, the Master Plan aligned both with the Main Street Four-Point Approach as well as with the Redevelopment Ready Communities program, both administered by the Michigan Economic Development Corporation (MEDC.)
Recommendations for the downtown included historic preservation education, facade grants, infrastructure improvements geared towards increasing pedestrian foot traffic and cycling infrastructure, as well as business retention, expansion, and recruitment.

Downtown Conway, Arkansas
Downtown Conway Partnership (Conway, Arkansas): Downtown Real Estate Redevelopment Strategy
In 2018, Main Street Arkansas contracted with Place + Main Advisors, LLC to develop a Real Estate Redevelopment Strategy for and with the Conway Downtown Partnership for Conway, Arkansas (pop. 65,782.
Conway, Arkansas is home to three higher education institutions (including the University of Central Arkansas,) two hospitals, and several major employers including the headquarters of Home BancShares, the parent company of Centennial Bank and home to more than 500 employees.
Place + Main Advisors led the analysis of the condition of the real estate market for downtown and provided recommendations to strengthen its economic vitality in the face of more than 2 million square feet of existing and planned retail competition. Place + Main Advisors created a strategy that included identification of barriers to redevelopment, specific real estate redevelopment targets, encouraged strategic public investment to connect surrounding neighborhoods and nearby employers, and identified potential residential and/or retail niches.
